Q. Does Carson Property Management allow pets?

A. We have some properties that allow pets and some that do not. If you require a property that allows pets, there will be a fully refundable pet deposit equal to 1/2 month’s rent and an extra $50/month pet rent.

Q. Do you offer month-to-month leases?

A. No. Our leases are for one year minus 4 days (for turnover cleaning).

Q. What is the leasing process like?

Q. Do you allow subleasing?

A. We do not allow subleasing. However, we do allow an early lease termination with conditions. Call our office at (785) 537-0205 for more information

Q. What does “Joint Tenancy” mean?

A. It means that all of the tenants in an apartment are equally responsible for the entire amount of the rent. Therefore, if tenant A doesn’t pay, then tenants B, C, and D are liable to make up the difference. A lease is a contract, and the contract is for the total monthly rent regardless of how many tenants sign it.

Q. Do you charge an application fee?

A. Yes, we require $35 as an application fee to help offset the costs of obtaining your background reports. We also charge $65 as an application deposit which, if approved, will be applied toward your security deposit or if you are not approved, will be refunded back to you.

Q. How do I report a maintenance issue?

A. You can submit a request for maintenance by calling (785) 537-0205 or by submitting an online maintenance request.

Q. What if I have a maintenance issue after-hours?

A. We ask that regular maintenance issues be reported during our office hours of 9:00 a.m. – 5:00 p.m. In case of emergency, the office phones will be transferred to a representative’s cell phone. Please be advised that after hours calls must be for emergencies only and will be treated as such. Misuse of this service may involve an assessment of charges.

Q. When do you start leasing for the next school year?

A. All of our lessees are required to notify our office by February 1 of intention to stay or move. Therefore, we start leasing for the new term in mid-February.
